AN ORDINANCE REZONING THE LAND DESCRIBED FROM THE ZONING
CLASSIFICATION OF R-1 "Single -Family Dwelling District" to B-2 "Secondary and Highway
Business District'.
BE IT ORDAINED BY THE.CITY COUNCIL OF THE CITY OF STEPHENVILLE:
TRACT
The State of Texas:
County of Erath:
All that certain 2.16 acre tract of land, being part of the Wm. Motley
Survey, Abst. No. 515, part of Lot 7 of Block 156 of the City of Stephenville,
Erath County, Texas and part of that certain 116.54 acre tract described in deed
from NCNB Texas National Bank to Hugh O. Wolfe Et Ux, dated February 1,
1991 and recorded in Volume 810, Page 384 of the deed records of Erath County,
Texas, being all that certain 2.16 acre tract described in gift deed from Hugh O.
Wolfe to Stephenville Independent School District Education Foundation, Inc.,
dated November 26, 1996 and recorded in Volume 922, Page 774 of the deed
records of Erath County, Texas and described as follows:
Commencing at an iron rod found in the southeast right of way line of
Northwest Loop (FM 988), being the NW corner of Brittain Circle subdivision as
shown on a plat thereof recorded in Volume 2, Page 10 of the plat records of
Erath County, Texas, from which an iron rod at the NW corner of the John Blair
Survey, A-32 bears N 10 deg. 24' 51" E, 4319.13';
THENCE S 44 deg. 47' 23" W along the southeast line of Northwest
Loop, 622.28' to an iron rod at the NW corner of the Hugh O. Wolfe 116.54 acre
tract;
THENCE S 30 deg. 23' 27" E, 2468.75' to an iron rod found at the SW
comer of said 116.54 acre tract, being the SW corner of said 2.16 acre tract, for
the SW corner and beginning comer of the tract hereinafter described;
THENCE N 30 deg. 23' 27" W along the west line of said 116.54 acre
tract, at 724.00' pass an iron rod found at the NE corner of the Sybil Kessler 7
acre tract as described in Volume 72, Page 547 of the deed records of Erath
County, Texas, continuing in all 735.95' to an iron rod set at the most northerly
SW corner of a 10.895 acre tract described in deed from Hugh O. Wolfe Et Ux to
the City of Stephenville, dated December 30, 1992 and recorded in Volume 833,
Page 639 of the deed records of Erath County, Texas, for the NW corner of this
tract;
THENCE in an easterly direction along a south line of said 10.895 acre
tract as follows, being along a curve to the right, radius = 950.00', long chord = N
56 deg. 36' 47" E, 65.99', along a curve distance of 66.00' to an iron rod set at the
end of said curve, and N 59 deg. 36' 21" E, 178.43' to an iron rod set at an inner
comer of said 10.895 acre tract, for the NE comer of this tract;

THENCE along a west line of said 10.895 acre tract as follows, being
along a curve to the right, radius = 950.00', long chord = S 13 deg. 44' 03" E,
251.27', along a curve distance of 252.01' to an iron rod set at the end of said
curve, S 06 deg. 08' 01" E, 100.00' to an iron rod set at the beginning of a curve,
continuing along a curve to the left, radius = 1050.00', long chord = S 17 deg. 36'
14" E, 417.60', along a curve distance of 420.40' to an iron rod set in the south
line of said 116.54 acre tract, being the most southerly SW corner of the City of
Stephenville 10.895 acre tract, and the SE comer of said 2.16 acre tract, for the SE
corner of this tract;
THENCE S 60 deg. 54' 42" W along the south line of said 116.54 acre
tract, 38.86' to the place of beginning and containing 2.16 acres of land.

All that certain 9.788 acre tract of land, being part of the Wm. Motley
Survey, Abst. No. 515, part of Lot 7 of Block 156 of the City of Stephenville,
Erath County, Texas and part of that certain 116.54 acre tract described in deed
from NCNB Texas National Bank to Hugh O. Wolfe Et Ux, dated February 1,
1991 and recorded in Volume 810, Page 384 of the deed records of Erath County,
Texas, being the same 9.79 acre tract described in gift deed from Hugh O. Wolfe
to Stephenville Independent School District Education Foundation, Inc., dated
November 26, 1996 and recorded in Volume 922, Page 774 of the deed records of
Erath County, Texas and described as follows:

hereinafter described;
THENCE N 30 deg. 23' 27" W, 1632.58' to an iron rod found at the NW
corner of said 116.58 acre tract, being in the southeast right of way line of
Northwest Loop, for the NW corner of this tract;
THENCE N 44 deg. 47' 23" E along the southeast line of Northwest Loop
and the northwest line of said 116.54 acre tract, 264.89' to an iron rod set at the
III NW comer of the City of Stephenville 10.895 acre tract, for the NE corner of this
tract;

THENCE along a west line of said 10.895 acre tract as follows, S 30 deg.
23' 46" E, 1648.63' to an iron rod found at the beginning of a curve, continuing
along a curve to the right, radius = 950.00', long chord = S 28 deg. 53' 53" E,
49.63', along a curve distance of 49.64' to an iron rod set at an inner comer of
said 10.895 acre tract, for the SE comer of this tract;
THENCE along a north line of said 10.895 acre tract as follows, S 59 deg.
36' 21" W, 188..99' to an iron rod set at the beginning of a curve, continuing
along a curve to the left, radius = 1050.00', long chord = S 57 deg. 48' 12" W,
65.98', along a curve distance of 65.99' to the place of beginning and containing
9.788 acres of land.
and it is hereby rezoned and the zoning classification changed from the classification of R--1
"Single Family Dwelling District" to -2 "Secondary and Highway Business District", in
accordance with the Zoning Ordinance of the City of Stephenville.
