OF THE
CITY OF STEPHENVILLE,TEXAS
HELD ON,
November 20,2017-5:30PM
The special meeting of the Board of Adjustment of the City of Stephenville was called to order
by Chairperson Moumin Quazi at 5:30pm with the following members present:
Chairperson: Moumin Quazi
Members Present:Kerri Wallace,Stephen McKethan,
Malcom Cross(Filling in for Brandon Huckabee)
Absent:Brandon Huckabee
Also attending was Jeremy Allen, Director of Planning and Building Services,Shyra King, Board of
Adjustment Secretary and members of the community.
ITEM I: CONSIDER FOR APPROVAL MINUTES OF THE JULY 13.2017 MEETING.
Board member Stephen McKethan made a motion to approve the minutes of the July 13,2017
meeting. Board member Kerri Wallace seconded the motion.The motion carried by the
following vote:
AYES:All members present voted aye.
NOES: none.
ITEM II: Public Hearing Case No.:V2017-010: Applicants, Billy Jack, and Ann Parr, are
requesting a 3.5 ft. Variance from the 5 ft. side yard setback requirements for a single-
family dwelling in the R-3 zoning district, in order to construct a carport to within 1.5
ft. of the side property line, on the property located at 590 W. Pecan, being Lot 9,
Block 1, of the Butler Addition to the City of Stephenville, Erath County, Texas.
Jeremy Allen, Director of Planning and Building Services,addressed the Board,
explaining the Variance request by Billy Jack, and Ann Parr to allow them to construct a
carport within the required side yard setbacks.
Staff recommendation was no objection to the Variance request.
Chairperson Moumin Quazi opened the public hearing.
THOSE IN FAVOR OF THE VARIANCE REQUEST:
Billy Jack was present,and answered any question(s) presented.
THOSE NOT IN FAVOR OF THE VARIOUS REQUEST:
No persons spoke on behalf of not approving the requested Variance.
Chairperson Moumin Quazi closed the public hearing.
Board member Stephen McKethan made a motion to approve the Variance request as
submitted for,Case No.: V2017-010
Board member Kerri Wallace seconded the motion. The motion carried by the following vote.
AYES:All member present voted aye.
NOES: None
ITEM III: Public Hearing Case No.: V2017-011: Applicant,Tom Perales III, is requesting a 3.5
ft. Variance from the 5 ft. side yard setback requirements, and a 9 ft.Variance from
the 25 ft.front yard setback requirements for a single-family dwelling in the R-3 zoning
district, in order to construct a carport to within 1.5 ft.of the side property line, and 16
ft. of the front property line, on the property located at 1193 N. McCart St., being Lot
6, Block 6, of the Butler Addition to the City of Stephenville, Erath County, Texas.
Jeremy Allen, Director of Planning and Building Services,addressed the Board,
explaining the Variance request by Tom Perales III to allow him to construct a carport
within the required front and side yard setbacks.
Staff recommendation was no objection to the Variance request.
Chairperson Moumin Quazi opened the public hearing.

Tom Perales III was present,and answered any question(s) presented.
THOSE NOT IN FAVOR OF THE VARIOUS REQUEST:
No persons spoke on behalf of not approving the requested Variance.

Board member Kerri Wallace made a motion to approve the Variance request as submitted for,
Case No.: V2017-011
Board member Malcom Cross seconded the motion. The motion carried by the following vote.
AYES:All member present voted aye.
NOES: None
There being no other business to come before the Commission the meeting adjourned at
5:37 P.M.
